Property Condition and Applicant Requests

All Nicholas Residential properties are let as seen.

Any requests, alterations or changes relating to the property must be made in writing at the time of application and are subject to the landlord's agreement.

Unless otherwise agreed by the landlord in writing, the property will be let as seen.

Application Submission

Your application will only be submitted to the landlord once all required information and documentation have been received.

If the Landlord Accepts Your Application

The holding fee must be paid within 24 hours of being notified that your application has been accepted.

The required tenancy documentation must be electronically signed within 7 calendar days of being issued by Nicholas Residential.

If the holding fee is not paid within the required 24-hour period, Nicholas Residential may treat the application as no longer proceeding and re-market the property.

If the required tenancy documentation is not electronically signed within 7 calendar days of being issued by Nicholas Residential, Nicholas Residential may treat the application as withdrawn and re-market the property.

Holding Fee

Where the tenancy proceeds, the holding fee will become the tenancy deposit and will be dealt with in accordance with the tenancy agreement and applicable tenancy deposit requirements.

I understand that the holding fee will be retained where the tenancy does not proceed because:

I withdraw or decide not to proceed with the tenancy;
I fail the required referencing or affordability checks;
I provide false, misleading or materially incomplete information;
I fail to provide required information or documentation within the required timeframe;
I fail to electronically sign the required tenancy documentation within the required timeframe; or
the tenancy does not proceed as a result of my failure to comply with the agreed pre-tenancy requirements.

Where the application does not proceed, the property will be re-marketed.
