Documents
It is important to complete all relevant sections of the application form. Failure to do so may result in a delay to your application.

Once we have accepted your application, we will request a holding fee equivalent to one month’s rent. This will secure the property and allow the referencing process to commence. Upon receipt, the property will be marked as Let Agreed and no further marketing or viewings will take place.

You will have 24 hours from the time the deposit email being sent out to pay the holding fee. Failure to do so may result in the withdrawal of the offer and the property being remarketed.

You have 7 days from payment of the holding fee to provide the documentation listed below. Failure to meet this timeframe, may result in the property being remarketed and the loss of your holding fee to cover these costs.

Each applicant will need to provide the following documents:

1. Photographic ID
2. Proof of residency – bank statement or utility bill dated within the last 3 months
3. Last three months’ payslips (or last 3 months’ bank statements showing salary payments)
4. A recent credit check

A guarantor will also need to provide the following:

1. Photographic ID
2. Proof of residency – bank statement or utility bill dated within the last 3 months
3. Last three months’ payslips (or last 3 months’ bank statements showing income)
Rent
Rent is quoted per calendar month and is payable monthly in advance by standing order.
Holding Fee/Deposit
Once the application has been accepted, a move-in date will be agreed.

To secure the tenancy, a holding fee equivalent to one month’s rent is required. Payment of the holding fee confirms your intention to proceed with the tenancy. Upon receipt, the property will be marked as Let Agreed and viewings will cease.

The holding fee will be held pending the commencement of the tenancy. Where required by law, the holding fee may be protected as a tenancy deposit with TDS Northern Ireland prior to the tenancy start date. In all cases, upon commencement of the tenancy, the holding fee will form the tenancy deposit.

If the tenancy does not proceed due to the applicant(s) withdrawing, providing false or misleading information, or failing to take reasonable steps to proceed within the agreed timeframe, the landlord will retain all of the holding fee to cover reasonable costs incurred, including remarketing expenses and any loss of rent.

Where the holding fee has been protected as a tenancy deposit, any deductions will be made in accordance with the rules of the Tenancy Deposit Scheme.
Authorisation
Please note the property is let as seen unless the landlord has agreed to any changes prior to move-in.

The application will only be submitted to the landlord once all documentation has been received.
