It is important to complete all relevant sections of the application form- failure to fill out sections could result in a delay to your application.

Each Applicant will need to provide the following documents:

1. Credit check - completed within the last month
2. 3 months' payslips or bank statements.
3. Photographic ID

A guarantor will need to provide the following documents:

1. Three month's payslips or bank statements.
2. Photographic ID
Income To Rent Ratio
To meet the minimum income requirements for the property you must be earning 2 ½ times the annual rent - e.g. if the rent is £600 per month you need to earn over £18,000 to apply for the property. If you earn less a guarantor may be required. A guarantor must be earning 3 times the annual rent to qualify - e.g. if the rent is £600 pcm the guarantor needs to earn over £21,600 to qualify.
Holding Fee/Deposit
There is no cost to submit this application to our office.

Once the application has been accepted a move in date will be agreed. To secure the tenancy you will be required to pay a holding fee equal to one month's rent. This will secure the property and prevent any further viewings taking place.

Where the tenancy does not go ahead because the tenant decides not to proceed, the holding fee will be non-refundable. The holding fee will be used for remarketing costs and loss of rent incurred to the landlord.

Once the tenancy agreement is signed, the holding fee will become the tenancy deposit and will be paid to TDS Northern Ireland.
Authorisation
Please note the property is let as seen unless the landlord has agreed to any changes prior to move-in.

The application will only be submitted to the landlord once all documentation has been received.
