Step 1

Get a free valuation

Find out how much your property is worth by booking a valuation. We offer a quick, online valuation or for a more detailed and accurate appraisal, our agent will visit your property to discuss a strategy to secure the best possible price for your property.

Step 2

Preparing and marketing your home

First impressions count, making the presentation of your property critical to a successful sale. Professional photography and floorplans are done at a time that suits you.

Step 3

Advertise your property

Your property will be launched online on Propertypal and Propertynews as well as on our own website. We also share your property listing across our social media channels ensuring the widest possible audience is reached.

Step 4

Accompanied viewings

We will carry out viewings at a time and sate that suits you. We are available to carry out viewings in the evening and weekend on request. This provides you with the opportunity to have your property seen 7 days a week. Feedback from buyers is communicated directly to you.

Step 5

Incoming offers

Any offers will be communicated to you both orally and in writing. Once an offer has been made, we will check the buyer’s ability to purchase the property. This is to reduce the risk of a purchase falling through. Once you accept an offer it will normally be subject to survey and contract. You can also view and track all offers within your dedicated client account at any time.

Step 6

Sales Progression

Once a sale is agreed, the conveyancing process normally takes 8-12 weeks. Our sales team will work closely with all parties to get the sale over the line. We can recommend a panel of local solicitors to handle the legal side.

Step 7

Completion

Once the financial and legal work is completed, a date for completion will be agreed between both parties and contracts will be exchanged. On completion day we will be on hand to organise the key handover. Congratulations you have sold your home through Nicholas Residential!
